ABC’s of getting ready to list your home

Before I list a home, I set it up to steal a buyer’s heart. Most buyers will know if a place is right for them the minute they see it. That first impression is huge, and it takes a little planning. It happens when the colors are right, the furniture or staging is inviting and the home speaks to the buyers right from the front steps. Above is a listing from last Spring that was repainted, the potted plants and front porch chair were added, a new doormat and flowers were all considered so that together they created a wonderful and inviting vibe. It was simply enchanting and you can up your home’s appeal the same way we did with the one above.

A. Start by washing down everything on the front porch, from the window sills to the porch light. Replace the door mat with a new one. Replace last year’s potted plants with new and attractive plants that complement the home and perhaps have three of those pots nestled together by the door. Speaking of doors, if there is an old screen door, remove it. If the door needs to be repainted now is the time to do it, and consider a fresh color that is the opposite of the body of the house color, so for a blue home, perhaps a nice soft yellow front door.

B. Walking into the home does it feel fresh, clean, inviting? Are the oak floors needing some refinishing or waxing? Has the fireplace been emptied with new logs stacked in an attractive way? Were the windows washed? Every visual thing adds to the vibe of the home, and you want buyers to love it the minute they see it. First on-line, and then in person when they see it with their realtor or at an open house.

C. Soft interior colors can refresh a home and it doesn’t cost a lot to paint but the results are terrific. Looking out windows at the garden and neighboring properties is also part of the decision making process so donate old curtains and go for a fresh new look in a color that compliments the room color. Tans, greys and beige choices will create a sophisticated look everyone will like. Once you get rolling with this other decisions will come easily. It’s just like detailing your car before you sell it, but instead it’s your home that is getting a little refresh before hitting the market. Today’s buyers want ‘move in ready’ so give it to them on a platter. You’ll love the results as well.
