Another closed sale . . .

As I close a couple of sales this week it seems like a good time to check in and update my views on our market.  The increase in pricing, coupled with low inventory has made it what I’d call a strong sellers’ market, but the thing that continues to influence buyers more than anything is “how does it feel” when they walk in the door.  This cute townhome just closed yesterday and when we listed it, we gave it a fresh look with updated interior colors, staging that would bring in some emotional appeal, and then priced it where the seller would be happy with a signed contract and enough buyers would be seeing it that we’d have it sold in a week.  Vacant empty homes just don’t sizzle when it comes to emotional appeal, but with the right direction every vacant place can become a charmer.  Whether the market is hot or cold, the basics of staging, great marketing, and a good sales strategy always come in handy.  Wondering what your place would look like if we put it on the market?  Let me know and I’ll share my insider strategies.  It’s all about location, price, and buyer appeal!Living room 02
